Dark's master plan for the 22-acre area of Skårer South establishes a 300,000 m2 hive of housing around a central axis of public green space bisected by paved walkways. The development extends between a dense urban area to the north and a relatively rural farm and forest area to the south.

The buildings therefore rise to 12 storeys on the north side, offering protection from noise and pollution from the nearby throughway Gamleveien, and gently slope in height from the northern to the southern end of the development. There, three-storey townhouses transition into the nearby cluster of single-family houses and rural areas.

Because the location already functions as a hub for cross country skiing and lies just 100 metres from extensive ski paths, the site has been imagined with these activities in mind; the landscape in and around the housing unites is sloped to encourage public use for both skiing and tobogganing.
